Since we started in business as Premier Mortgage Services in 1992 we have helped thousands of clients to get a mortgage when their circumstances were in some way unusual and didn't necessary fit the criteria of every lender. Poor credit history
County Court Judgements (CCJs) , defaults, arrears, discharged bankrupts, debt management plans, repossessions etc. Without a doubt it is now harder than ever to get a mortgage if you have had credit problems and lenders will need to know that any problems are behind you and that you are able to manage any commitment that you now enter into.
100% mortgages are no longer available but there are lenders willing to help if you only have a 5% deposit. You may also be able to benefit from the Government backed Help to Buy scheme.
Right to Buy
Buying from a Council, housing association or private landlord at a discounted price. You may be able to use the discount to help you to get a better mortgage deal.
Although most lenders prefer your deposit to come from your own resources, some are happy where others such as family members are helping you to buy.
Unusual employment type
Self employed, contract workers, CIS workers, probationary period, seafarers tax allowance, teachers' schemes, zero hours, short time in job.
Unusual property type, location or construction
Timber frame or steel/concrete, freehold flats, studio flats, high rise, holiday homes, holiday lets, second homes, homes for dependant relatives, shared equity, shared ownership, Help to Buy, property near or above commercial premises.
Unusual income source
Dividends, overtime, bonuses, stipend, bursary, second jobs, benefits and allowances.
